Beechwood Carolinas, a division of The Beechwood Organization, moves forward with the development of South Creek by Beechwood in Chapel Hill, N.C. The City Council recently approved the developer’s plans for the mixed-use community that will comprise 815 residences; of the total, 15 percent will be designated as affordable.

Beechwood purchased the 130-acre site from Obey Creek Ventures LLC for $7.25 million in 2021. The developer plans to break ground on the project in late 2024, expecting to open the first homes in 2025. FMK Architects and Lee Bowman of Legion Land & Development are also part of the development team.

When complete, South Creek of Beechwood will comprise 606 condominiums, 120 apartments, 89 townhomes and from 21,000 to 52,000 square feet of retail and commercial space spread across 43 acres. The community will incorporate studios, one-, two- and three-bedroom apartments ranging between 525 and 2,725 square feet, while the townhomes will include three floorplans ranging from 1,600 to 2,900 square feet. The project will also feature a plaza centered around an open lawn, electric vehicles charging stations and bicycle parking.

Located at 4511 S. Columbia St., the development site is right off the 15-501 corridor, which provides easy access across the Raleigh-Durham area. The mixed-use community will take shape in an area with several dining options, green spaces and retail centers. University of North Carolina at Chapel Hill is 2.5 miles away.
