Interactive map shows the Essex areas where house prices are rising the most

The cost of a house across all corners of Essex is on the rise according to newly released figures. Not a single district across the county had house prices fall in the 12 months to April 2023 whilst some had increases of almost ten per cent.

Average UK house prices increased by 3.5 per cent in the year leading to April, down from 4.1 per cent in March 2023. The average price was £286,000 in April, which was £9,000 more than 12 months earlier. It was, however, £7,000 lower than the recent peak in September 2022.

Across each of Essex’s districts house prices were on the rise. In Essex, the average house sold for £375,954 in April. That’s up by £15,380, or 4.3 per cent from 12 months earlier. However, it’s down from the peak of £381,820 in November. Price increases vary across the county, but in most cases are down from their peak.

Places such as Harlow (0.6%) and Chelmsford (1.5%) experienced more gradual increases, whilst others like Tendring (9.4%) had a more dramatic rise. The average home there cost £282,472 in April, up 9.4 per cent from the same time last year. That’s down from the peak of £287,144 as recently as February. In Uttlesford prices are up 7.7 per cent compared to last year to £502,818.

Rochford has seen prices increase by 7.5 per cent compared to last year, £429,157, but that’s down from the peak of £444,073 in January. In Colchester prices are up 5.0 per cent to £317,519, but that’s down from a peak of £327,905 in January

The rise in Tendring was one of the largest increases in the East of England, beaten only by East Cambridgeshire (10.3%). East Lothian in Scotland had the highest increase in the UK as their house prices rose on average by 17.2 per cent.
